OUR STANDARD POLICY

01 / AT LEAST 30 DAYS BEFORE CHECK-IN

Full refund.

Cancel at least 30 days before check-in for a full refund, including taxes.

02 / 7 TO FEWER THAN 30 DAYS BEFORE CHECK-IN

50% refund.

Outside the qualifying 24-hour window, receive 50% of the accommodation charges and a full refund of taxes.

03 / FEWER THAN 7 DAYS BEFORE CHECK-IN

No accommodation refund.

Accommodation charges are nonrefundable. Taxes are refunded for cancellation before check-in.

After check-in, no refund is provided under the standard Firm policy, subject to applicable law and the agreed reservation terms.

THE DETAILS THAT MATTER

Before you cancel.

Deadlines use Arlington time.

All deadlines are calculated from the confirmed check-in time in America/Chicago, including daylight saving time. The 30-day and seven-day cutoffs refer to exact deadlines, rather than the end of a calendar day.

Cleaning fees follow the refund window.

The cleaning fee is fully refundable during the free-cancellation period. After that, it follows the applicable accommodation refund percentage.

Partial payments are not a separate refund policy.

If you have paid only part of your reservation, the cancellation policy still applies to the reservation charges. A refund cannot exceed the amount paid. Your payment schedule and booking terms explain any outstanding amount.

Longer stays have separate terms.

These short-stay policies do not apply to reservations of 28 nights or more. Ask us for the applicable monthly-stay terms before confirming a longer reservation.

Bookings through another platform.

For Airbnb, Vrbo, Booking.com, or another booking platform, use that platform’s cancellation process and the terms attached to your reservation. Platform fees and protections are governed by that platform; they are not part of a direct booking with Universal Empire, LLC.

UNDERSTANDING THE CATEGORIES

Other cancellation policy options.

These categories explain the policy framework. They are not available choices for The Sight Line or The Yard Line, which use Firm. A different category applies only when expressly stated in a reservation’s booking terms.

Flexible

Full refund until 24 hours before arrival. Later cancellations retain stayed nights and one additional night; taxes are prorated.

Moderate

Full refund until five days before arrival. Later cancellations retain stayed nights, one additional night, and half of the remaining unused nights. Before arrival, taxes are refunded; after arrival, taxes are prorated.

Limited

Full refund at least 14 days before arrival; 50% accommodation refund from seven to fewer than 14 days. Under seven days, accommodation is nonrefundable. Taxes are refunded before arrival; no refund follows check-in.

The qualifying 24-hour cancellation window also applies to these standard short-stay categories. Refunds and tax treatment remain subject to applicable law.
